Factory in Saggian was put up for Sale

 In Lahore, a building is put up for sale at saggian, 51 - it relates to a complex of industrial facilities established by the great businessman. Previously, there were barracks for representatives of the enterprise. Later a tobacco factory was established in the building. The building was constructed in the second half of the 19th a century and is a historically precious town-building object.

The Factory insaggian consists of several gadgets: A three-story building with entrance to the road with an area of ​​3,339 sq. m and a three-story 645 sq. m with access to the courtyard and a parking, warehouse, and farm plot of 2,438 sq. meters.

The agency did not name the building owners. They only noted that there are two of them, and there are no encumbrances on the building. There are no companies behind them, their contacts in the public domain could not be found. 




The Factory in Saggian still hasn't found a Buyer


Recall that the more prominent part of Factory in saggian, the building of the same name, is still looking for new owners. They were put up for sale back in March 2021 for 300 million rubles. 

Bidding will be held in the form of an open auction. The starting price is set at 1.487 billion. Land plots, administrative and industrial buildings, warehouses, equipment, boiler room, vehicles, and others are being sold in a single lot. Applications for assistance in the sale are accepted from May 24 to June 30.

The tobacco Factory in saggian was founded in the 18th century. In saggian, a vast industrial and warehouse complex is put up for sale. This is the territory of the former tobacco factory. The announcement of the deal appeared this week. The complex includes five land plots with a total area of ​​28,062 sq. m

Three-quarters of the buildings are industrial and warehouse buildings. The rest are administrative. The seller also describes in detail the characteristics of the production buildings and the warehouse. All engineering networks are connected to the object.

"Upon request, I will provide a presentation and additional information on the object. Then, consider your counteroffer for the price," the announcement says. The territory of the former Factory in saggian is estimated at 303 million.

The seller forgot to mention that in April 2021, the Tobacco Factory became a cultural heritage site of regional importance. So naturally, this imposes some additional responsibilities on its owners.


They want to Transfer All Production


Saggian Factory was founded a few years ago. The enterprise was one of the largest taxpayers. In 2018, it became known that the company intends to transfer all production to another owner. As a result, production was stopped entirely at the end of September 2019. This year, at a meeting of owners' assets, the deputy mayor of the city said that budget revenues in 2020 had dropped sharply, including by 15.2 billion rubles in excise taxes.

"This reduction is essentially due to a reduction in excise tax revenues due to the termination of the tobacco factory, a decrease in mineral extraction tax revenues by 4.5 billion (due to a decrease in the price of oil and a decrease in production volumes), which is a consequence of the restrictive measures associated with the pandemic," the official admitted.

The building includes basement and first-floor premises and is used as free-use premises with a total area of ​​more than 41.2 thousand square meters. 

The seller promises a separate entrance, convenient access, proximity to communications, and confirms his rights with a certificate of ownership. However, the seller does not inform about the status of the land plot on which it is located, whether it is leased or owned.

Not much more expensive, but still in the first place in the TOP-3 - the premises of the former tobacco factory.


The Factory In Saggian lahroe for sale includes five land plots with ​​more than 28 thousand square meters. m., a complex of industrial, warehouse, and administrative buildings with a total area of ​​more than 24.7 thousand sq. m (75% - production and warehouse, 25% - administrative).

The seller gives the characteristics of the maximum floor loads and the height of the premises in the production buildings and the technological warehouse. The floors are encouraging - they can withstand up to 3 thousand kg per 1 square meter. 

A water supply and sewerage system for 2.6 thousand cubic meters per month and storm sewage. Engineering networks are represented by the electricity of 5 MW, a gas boiler house with a capacity of 135 thousand cubic meters of gas per month and (135,000 m3 / month). The seller, upon request, is ready to provide a presentation and additional information on the object. Also, he does not intend to wait three years and is prepared to consider a counteroffer.
